R1517ag – Modern Barnhouse
​Project Data:  1,517 SF ( 2-Bedroom,  2-Bath, 1-Story with walk-out Basement, 2-car Tandem  Garage)

This house has 2-faces, one is a modern white element and the other is a barn-red farmhouse. It plays off of the vernacular American farm with its red barn and white house. The vaulted ceilings and series of south-facing windows provide a bright and open Great Room. The Great Room also includes a full-width counter at the end that creates a spacious home office for two. At 1,517 SF, it is right-sized for compact living or a vacation home. Designed for a gently sloping site, the 2-car tandem garage is tucked under the main living space of the house providing a raised overview of the countryside.

This house was built in IECC Climate Zone 5 and has a 7kW solar system (22 panels). There is no natural gas or propane supplied to the house. In the first year of occupancy, the house has used approximately 40% of the energy generated, allowing extra power for electric vehicle charging.

​This design promotes an environmentally sustainable and healthy structure and is affordable to maintain as the building ages. Some of the features are as follows:

• The house living spaces are oriented around a southern exposure for optimum solar access and natural daylight all day long.
• The building shell is super-insulated and uses traditional 2x6 framing with Huber Zip System® R-12 Insulated Panels for external insulation.
• The extra insulation combined with a smaller building size means that the house will use less energy to heat and cool.
• Durable, low-maintenance fiber cement or exterior grade wood and metal for the exterior finishes reduce long term maintenance costs.
• Interior materials are specified to be low or no VOC to provide healthy indoor air quality.
• The roofline is at a 45° angle and has sufficient space for solar panels.
